Mortgage Loan Originator · Service-Provider Segment

For NMLS-licensed loan originators. Pre-qualified buyers. Compliant by design.

qardon.com routes buyers who need traditional financing to NMLS-licensed MLOs. Some buyers choose qardon.com's own deferred-price model; many still need a mortgage. When they do, we hand them to you — vetted, KYC-cleared, with property already identified. NMLS Consumer Access verification runs automatically at signup and annually.

How it works

From posted capital to funded loan.

The buyers come to qardon.com to find a home. The ones who choose conventional financing come to you.

NMLS verified at signup

Enter your NMLS ID. qardon.com queries NMLS Consumer Access to confirm active license, state authorizations, and disciplinary history. Verification is automatic and re-run annually.

Post available capital

"I have a buyer pre-approved for $500K conventional in zip 90210" — your "available capital" notices appear to seller-side audiences and qardon.com's matching engine routes buyers accordingly. (Buyer details are anonymized appropriately per fair-lending rules.)

Receive vetted buyers

Every buyer routed to you has cleared KYC and credit-intake review. You don't waste cycles on tire-kickers. You start the loan application with documentation already in the transaction room.

Originate under your license

You operate as you always have — under your NMLS license, your sponsoring lender or branch, your underwriting pipeline. qardon.com does not touch loan decisioning or rates; we route, document, and track.

Coordinate with realtor + escrow

Transaction room connects you with the realtor and escrow agent. Document handoffs, closing-disclosure timing, condition clearance — all in one place.

Get paid your standard origination

Your standard origination fees per state regulation (typically 0.5-1% of loan amount). qardon.com facilitation (10% of the origination fee) deducted when we brought the buyer. 1099 by January 31.

Compliant by design

Built around NMLS rules. Built around fair lending.

Compliance baked in

  • NMLS Consumer Access verification — signup and annual
  • State authorization tracking — your dashboard shows every state you're licensed in
  • ECOA non-discrimination guardrails on lead routing — no demographic-based steering
  • FCRA-compliant credit handling — adverse-action notices generated with proper decline-reason codes
  • Continuing-education and license-renewal reminders by state
  • E&O insurance and surety-bond expiration reminders
  • Conflict-of-interest disclosure modal when a buyer-seller-MLO scenario triggers dual-side risk
  • Off-platform-transaction detection — leads routed by qardon.com must close on qardon.com (similar to MLS rules)
